Operations Manager

This job is located at the Outlets at Silverthorne in Silverthorne, CO.
Responsible for the overall cleanliness, maintenance and repair of property and integrated systems. Prepare, monitor and control of the maintenance and custodial budgets. Creates synergy among all departments and requires "hands-on" responsibility. Implements the General Manager's scope of work for projects and tracks all contractual work performed at the Center.
Oversees the custodial, maintenance and repair of property, building and mechanical systems.
Recruits, hires, orients, supervises, trains and evaluates all custodial and maintenance staff.
Trains staff on the proper use of equipment; on inspections and maintenance of electrical, HVAC, plumbing, fire protection, and related systems; and on Company policies and procedures.
Supervise on going performance of all custodial and maintenance staff to ensure that the property is properly maintained.
Assist the Marketing Director in the set-up and take-down of on-site events.
Solicits and evaluates contractor bids; monitors contractor work to ensure compliance with signed agreements.
Maintains custodial supply inventory and purchases stock from vendors with the most competitive pricing.
Completes inspections and periodic reports as required to maintain safety and loss control, to ensure compliance with local, state and federal laws and to maintain property at Company standards.
Acts as one of the company's Safety Manager conducting OSHA required safety meetings, training, and communication and maintain all appropriate record keeping.
Perform all duties according to OSHA established health and safety standards
Monitor any/all use of overtime to maintain budget control within annual allocated allotments for maintenance and custodial services
Maintain a vendor supply list for all supplies and services necessary to properly maintain the Center. Order all budgeted supplies as necessary.
Seek General Manager approval on all unbudgeted supplies and equipment.
Assist all center merchants/tenants and outside contractors as needed and serves as a liaison between tenant coordination department and tenant turnover.
Assist with all warranty items as directed by the General Manager.
Serve as the "Manager On Duty" on weekends and at other times as directed by the General Manager.
Attend weekly staff meetings communicating updates on all custodial/maintenance issues to all departments.
Assist customers and tenants while maintaining a friendly, positive and helpful attitude.
Coordinate all functions and activities with other departments to support overall Center needs.
Interface with all departments as needed to insure that the Center is properly staffed for special events/sales/holidays.
Perform special projects or other duties as assigned.
Exercises direct supervision over maintenance and custodial staff. Applies Company policies and procedures while supervising staff. Ensure staff is practicing safety principles related to job duties. Identify and develop the necessary staff training.

Bachelor's degree (BA/BS) from a four-year college or university. In lieu of a BA/BS degree, must have 5 or more additional years of related experience.
A minimum of 5 - 7 years of related experience and/or training preferred.
Ability to comprehend, analyze, and interpret complex business documents and transactions.
Ability to effectively respond to complex issues both verbally and in writing.
Ability to make effective presentations on general topics.
Ability to inspire and motivate employees and client groups to take desired action.
Requires a high level of commitment to customer service.
Able to prepare reliable forecasts and budgets.
Ability to identify and analyze problems with limited information, and then recommend a resolution.
Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.

Must be able to work independently and take initiative.
Requires good organizational and leadership skills, attention to detail and openness to new ideas and procedures.
Extensive experience with MS Office applications is required.
While performing the duties of this job, the employee must possess strength, stamina and mobility to perform physical work out of doors in all weather conditions and with exposure to potentially hazardous conditions, may use varied hand and power tools, drive a forklift; lift and move materials and equipment weighing up to 75 pounds and heavier weights with the use of proper equipment; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone and/or radio.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
